Photography and Digital Marketing

I photograph every property myself, studying each image carefully to select those that best showcase your home’s character and strengths. I design every piece of marketing myself, and every marketing strategy is built around the personality of your specific property — not from a template.

But what truly sets my marketing apart goes well beyond photography and design.

As both a full-stack software engineer specializing in real estate technology and an experienced real estate broker, I do not simply market homes — I engineer the technology that markets homes. Rather than hiring outside developers or relying on generic real estate platforms or templates, I design and build the websites, digital campaigns, search architecture, business logic and marketing systems myself.

That includes scalable Single Source of Truth architecture, search engine optimization, Google’s E-E-A-T quality principles, mobile performance, digital visibility and the countless technical details that determine whether a property is merely published online or truly positioned to perform.

Color Brochure

I design a beautiful, high-quality brochure that reflects the unique personality of your home — not a generic real estate flyer. The style follows the style of the property. I welcome your ideas, incorporate your suggestions and include you in proofing before anything goes to print.

Notes From the Seller

This is one of my favorite things to do — and buyers love it too. I put together a page called Notes From the Seller where we describe all the wonderful, lesser-known things you love about your home.

The way the morning sun pours into your kitchen. The neighbor who feeds your cat when you are away. The little park three blocks down and one block over for the perfect early evening stroll with little feet tagging along.

It goes in the Information Binder — and often becomes the reverse side of your brochure. It is the kind of thing that turns a showing into a connection.

The Information Binder

I compile a complete Information Binder — all reports, disclosures and property details — placed prominently inside the home so buyers’ agents have everything they need at their fingertips during private showings. I also prepare a Property Information Sheet covering structural basics such as plumbing type, roof age, electrical capacity and more. No unanswered questions. No surprises.

Multiple Listing Service and Online Distribution

I enter your property into the Multiple Listing Service, the professional database used by licensed real estate brokers and agents to share accurate listing information and cooperate in the sale of homes. From there, depending on seller direction, broker settings, MLS rules and approved distribution options, your listing may also be displayed through brokerage websites, IDX search tools and consumer-facing real estate portals.

This is one of the most important first steps in marketing your home: it alerts the real estate community, makes your property searchable to agents working with qualified buyers and helps place your home in front of buyers who are already watching the market.

Local Networking

I personally promote your property through a broad sphere of influence — within the real estate community and within your own neighborhood. Sometimes the best buyer is closer than you think.

Color Postcards

I design, produce and deliver color postcards to the surrounding neighborhood. Statistically, many buyers have some personal connection to the neighborhood where they eventually buy — through friends, family or colleagues. Your neighbors become your ambassadors. My postcards make sure they know to spread the word.

Broker’s Tour

I host a Broker’s Tour — opening your home to local agents so they can preview it firsthand for their own buyers. An agent who has walked your home is an agent who can sell it.

Open Houses

I host your open houses.

During the open house itself — music, flowers, refreshments and whatever else helps create the right atmosphere for your specific home. And yes — fresh baked cookies. It sounds small. It is not.

Open House Invitations

I deliver invitations to homes surrounding your property. When a prospective buyer arrives, I want your house to feel alive and desirable. The advertising draws buyers. The invitations draw the neighbors. The neighbors draw curiosity. Everybody wins.

Signage

A For Sale sign goes up at your property — with riders showing my direct number and your custom website address so anyone driving by can immediately access a photo tour and request a showing. A brochure box on the post stays filled with color brochures for the taking.

Realtor’s Lockbox

If it makes sense for your situation, I install a Realtor’s Lockbox — allowing participating agents to show your home without routing everything through me or you. We only use one if you decide it is the right choice. Your comfort always comes first.

Tracking Interest

I carefully track every party that shows interest — calls received, information requests, common questions, general response and offer projections. You will always know exactly where things stand. No wondering, no silence.

The Two Big Weeks

Here is the strategy I have seen work time and again: open house on the first Sunday, Broker’s Tour the following week, second open house the second Sunday and offer date the following Wednesday.
