How to Prepare Your House for Sale

It is usually the first question I get from a homeowner: what do I have to do to get my house ready to sell?

My answer often surprises people: absolutely nothing.

I mean that. There is no reason we cannot sell your home exactly as it sits right now. Someone will buy it, love it, and not lose a moment's sleep over the green kitchen or the cracked windowpane you never got around to fixing. That buyer exists. I will help find them.

It is also true that a little spiffing up can attract more buyers and nudge the price higher. But somewhere along the way, it is easy to forget that money is not always the only consideration. Sometimes the most important thing is your peace of mind.

Maybe you want to sell as-is because life is asking that of you right now. Maybe the budget for repairs, staging, or storage simply is not there. Maybe your health or personal circumstances make the whole idea of preparing the house feel impossible.

That is okay. All of it.

I will help you sell your home, and I will work for the best possible result, in whatever condition it is in when you decide you are ready.

When we walk through your home together for the first time, I will tell you everything that could be done to improve presentation and possibly increase your selling price if we had a magic wand. But we do not actually have a magic wand, and it is unlikely you will want or be able to do everything on that list.

You choose what feels right. I will help you make those choices, and then I will help turn them into reality.

The Magic Wand List

If we did have a magic wand, here are some of the things we might consider:

  • Reviewing inspection, disclosure, and local requirement issues that may affect the sale.
  • Moving out before showings, if that is realistic and helpful.
  • Professionally cleaning from top to bottom, including floors, appliances, windows, garage, basement, and storage areas.
  • Painting or refreshing interior spaces where it makes sense.
  • Making thoughtful cosmetic updates such as light fixtures, hardware, or small presentation improvements.
  • Staging key rooms and outdoor areas, including decks, patios, curb appeal, and entertaining spaces.
  • Pruning, weeding, mulching, and refreshing landscaping as needed.
  • Addressing minor repair items or obtaining contractor estimates for larger items such as roof, foundation, or mechanical concerns.

I can help with all of it.

Scheduling inspections, getting estimates, advising on paint colors and cosmetic changes, recommending contractors, supervising work — consider it handled. You do not have to navigate any of this alone.

Preparing your home well matters. But the right market strategy is what truly moves the needle.
