How I Work

I believe all things are possible.

My philosophy is this: Real estate transactions are rarely simple, and the difference between one that falls apart and one that succeeds often comes down to one thing: the person in your corner.

I believe I’m that person.

I don't expect you to come in knowing what to do. That's my job. I'll walk you through every step, lay out your options clearly and make sure you understand them — even if that takes twice, three times — and tell you exactly what I think is the best path forward, always with sharp focus on your best interests. Because honest advice, even when it's not what you want to hear, is worth more than comfortable silence. That's what I'm here for. And that track record speaks for itself.

One more thing: Real estate is serious business. But life is too short not to laugh a little along the way.

What I Bring to the Table

My clients consistently tell me they value how I communicate. That means listening to you, returning your calls, answering your questions honestly and clearly, articulating your concerns to other parties, negotiating on your behalf, and maintaining a professional, approachable demeanor that keeps the door open for honest conversation.

And where my clients' best interests are at stake — I don't let things go. One client stood up at closing and argued directly over her own attorney's talking when opposing counsel told me to be quiet and so I would refrain from raising concerns about a spongy septic field we were promised by closing but never received and missing town hall records. His attitude was simple: the deal is ready to close — why raise concerns now? And, the correct answer is: a closed deal with hidden problems isn't a win — it hurts the client.

I negotiate hard. I protect your interests, resolve problems before they become dealbreakers, and execute contracts with the kind of careful attention that keeps transactions from unraveling at the last minute.

And I know how to make a home stand out.

I photograph every property myself, studying each image carefully to select those that best showcase your home's character and strengths. I design every piece of marketing myself, and every marketing strategy is built around the personality of your specific property — not from a template.

But what truly sets my marketing apart goes well beyond photography and design.

As both a full-stack Software Engineer specializing in real estate technology and an experienced real estate broker, I don't simply market homes — I engineer the technology that markets them. Rather than hiring outside developers or relying on generic real estate platforms, I design and build the websites, digital campaigns, search architecture, business logic, and marketing systems myself. That includes scalable Single Source of Truth (SOT) architecture, search engine optimization (SEO), Google's E-E-A-T quality principles, mobile performance, digital visibility, and the countless technical details that determine whether a property is merely published online or truly positioned to perform.

Most homeowners never see that engineering — and they don't need to. It's the invisible foundation that helps your home earn greater visibility, reach more qualified buyers, build trust with search engines, and compete more effectively in today's digital marketplace.

Very few real estate professionals bring together decades of brokerage experience and the ability to design, engineer, and continually improve the technology that markets their clients' homes. I believe that combination gives my clients an advantage throughout the entire marketing process.

What I Will Expect From You

Tell me what you want — and what you're afraid of. Be honest with me. Ask every question, even the ones you've already asked yesterday and last week. Keep an open mind. That's it. The rest is on me.

What You Can Expect From Me

The truth. Every time. To always listen to you. Your calls returned. To always make time for you. To answer your questions. Your needs and best interests are genuinely considered. A clear path forward — and someone who'll help that happen and be there every step of the way.

“Quite frankly, Mary exceeded every expectation we had. We first listed our home with another brokerage, but after the listing expired, we found Mary through a family member who spoke very highly of her and encouraged us to give her a call. We are so glad we did.

Selling a home that has already been on the market isn't easy. Buyers naturally ask questions, and it often requires a different strategy, fresh perspective, and experienced guidance. Mary immediately recognized what needed to change, explained her plan clearly, and confidently went to work. The difference between our previous experience and working with Mary was truly night and day.

She successfully sold our home on the terms, above the price, and conditions we had hoped for. Throughout the process she was exceptionally knowledgeable, expertly skilled, and remarkably professional. Just as importantly, she communicated beautifully — not only with us, but with every person involved in the transaction. Her ability to keep everyone informed, working together, and moving toward the same goal made all the difference.

If we ever buy or sell another home, Mary will be our first call. We recommend her without hesitation and feel incredibly fortunate that we found her.”
