How I Work with Buyers

After our first meeting, if we decide we are a good match and would like to work together, we will go through a short but steep learning curve — both ways.

You tell me what your dream home looks and feels like. I tell you what it takes to succeed in today's competitive market. From there, I help you clear the obstacles, understand your choices, and move toward the home you want with preparation and confidence.

I will build you a customized MLS search that does the house hunting for you. Once it is set up, new listings land in your inbox when they hit the market. From there, you can simply send me a note — something like, “The house on Todd Ridge looks interesting — how big is the kitchen?” — and I handle the next steps.

Previewing, research, showings, comparison, strategy — whatever the moment calls for, I help you sort through it. And if email is not your thing, we will figure out a system that works for you.

I suggest a plan of action, which we follow if you agree and modify if you do not. Most of the time, my clients are in full agreement with my suggestions. I have also had a very strong rate of offer acceptance in competitive situations.

That does not mean every offer is designed only to win at any cost. A strong offer is not just a price. It is a carefully prepared contract with timing, contingencies, financing terms, deposit structure, and other details that all matter. Sometimes buyers need to warm up gradually to the multiple-offer environment that has become so common in recent years.

You may choose to begin with more conservative offers, taking small steps and moving farther out on the limb only when you are ready. My job is to guide you, prepare you, protect your interests, and support you every step of the way.

Once your offer is accepted, we move into the contract-to-closing period. This is when inspections, mortgage steps, appraisal, attorney communication, deadlines, documents, deposits, and closing details all have to be handled carefully and on time.

During that period, I tell you what needs to happen, when it needs to happen, and what it all means. I stay involved, help interpret the moving parts, and work to ease what many buyers find to be an emotional and stressful time.

I do not stop being your agent when the closing is over. I consider myself your agent in perpetuity — especially during the first months of ownership, when questions come up about contractors, repairs, town notices, service providers, or simply what to do next.
